Mass concrete works have been completed to the retaining wall and the facing stonework has been laid ready for coping stones.

Kerbing and hard landscaping works are progressing to the front of Block 1 and adjacent to Block 2.

Excavations ,steel fixing and concrete pour for the retaining wall are now completed. The gas trench is now excavated and gas, water and electric are now connected to all plots.

Works have progressed steadily on site and we have managed to strip the majority of our scaffold on our 2 single blocks and complete the render to reveal the buildings.

Block 1

The Stonework is nearing completion and our scaffold is due to be taken down on the front early next week to allow excavation of service trenches. Next week should also see the return of our Ground Workers to start completing the externals, by shaping the road, laying kerbs and flagging around plots.

Internally we are skim complete in Blocks 2 & 3, in 4 plots we have started the completion items, we have Mist coated and installed 2nd fix M&E and kitchens are being fitted.

The weather has finally improved and has enabled us to make good progress on site. The roof is complete and works have started on the external stone work and we are already at the 1st fix stage upstairs.


The stone work on Blocks 2 & 3 has been completed and we have partially stripped the scaffold, leaving enough to allow the renderers to work off. Internally we have completed our 1st fix in all 4 plots and have closed up and skimmed in Block 2.


Next week should see the Dryliners complete the perimeter boarding and internal walls leaving the plots ready for the follow on trades who are all lined up and ready to go.

Block 1

This week has been very productive with our roofers working through the wind of the first few days to get the felt and battens on and load the tiles out for laying. A couple of weeks will see the roof complete. This will leave our Plumber to fit the Gutters and Rain Water Pipes.


Blocks 2 & 3

The external stone work is up past first floor, and the internal walls have been erected ready for First Fixing the M&E.


Next week will see an increase in activity with internal works starting on Block 1 and First Fix kicking off in Blocks 2 & 3.

Block 1

The Timber Kit has been erected ready for the roof to start which is schedule for Monday. Windows will follow on hopefully making the buildings water tight in a few weeks.

Block 2 and Block 3

Roof on, windows in and the external stone work up to first floor, internal plaster boarding has been started and the acoustic floor has been laid.
  
Next week will see an increase in the workforce on site to get Block 1 Roofed and start internal stud walls to get the plots ready for 1st Fix M&E.

The timber frames to the two smaller blocks are now all-but complete. The next process to these blocks will be the roof finishes and installation of the windows and external doors as well as the external stone-work. Timber frame to the larger block, nearest to Wakefield Road, will be progressing this week so that the whole building plots can be seen in relation to the whole site. Main work areas over the next few weeks will concentrate on making the buildings weather-tight ahead of pushing the internal finishes.

The perimeters of the 3 blocks are now surrounded by scaffolding ahead of the timber frame erection. The scaffold has to be placed ahead of the timber frame so that the components of the frame can be securely fitted together at ground, 1st and roof levels. It also remains in place for the external stone work and protection for the roofers.

Over the next 2 weeks the outline of the 2 smaller blocks will emerge and soon after the roof will be completed. Within a short time the blocks are recognisable and can be realised against the existing surroundings.

The recent bad weather and snow has fortunately not had too bad an impact on the work so far, hopefully the freezing temperatures are now behind us!

This is another site that has been affected by the cold weather conditions this week, with concrete screeds to the floor slabs being delayed.

The timber frame kits have been ordered to be delivered to site in the next couple of weeks, and once they start to get erected the site will soon start to take on the look of a housing development.

Scaffolds to the 2 smaller plots will be starting in the next week, which allows access for the timber frame installers to fix the kits together, and soon after the roof coverings will be starting.

Hopefully the cold temperatures will be short-lived so that any affect on the works will be minimal and the construction can progress and take shape as rapidly as planned!
